Trustees taking new bids on old village building

Brady village board members thought they were doing the right thing last month when they threw in the land along with the sale of the old village hall building at the corner of Main and Commercial streets.

In July, Ross and Terri Widick offered the only bid of $1,000 to buy the dilapidated building, asking that the land be included.

The Widicks told trustees in July they planned to gut the building, refurbish it and open a bakery there.

But when the contract for sale came up at their Aug. 15 regular board meeting, trustees learned they couldn’t simply add the land with the building.

Chairman Jeff Miller said legally the village has to include the land with the building when it asks for bids. That means another round of taking sealed bids.

“We really don’t want a setback for the Widicks but we have to make sure we’re doing this the right way,” Miller said.

Sealed bids will be taken until 5 p.m. on Wednesday, Aug. 29.

The board of trustees has scheduled a budget workshop for that evening and will include action on bids received during that public meeting.

In another formality, the board authorized a change in schedule coordinated by the Nebraska Department of Environmental Quality and Miller & Associates engineering firm of Kearney for repairs to the sewer lagoon.

The process will begin with a flow meter to be installed in the next 30 to 60 days by Snell Services of North Platte at a cost approved up to $9,000.

Televising the sewer lines will happen sometime over the winter with a design to be complete by next fall and bid letting in November 2013. Construction is expected to be complete by December 2014.

In other business, trustees:

voted on first reading to pass an ordinance changing the zoning on the Davis property at the corner of Mathewson and Commercial streets from residential to commercial. The ordinance will receive two more readings.

authorized the board chairman to sign a purchase contract between the village and Patty Egenberger for land adjacent to the existing fire hall for construction of an additional building. The board also approved a warranty deed to the Brady Rural Fire District as well as a quitclaim deed to correct a prior recording error.

The village hopes to finance the land through the Brady Development Corporation.

agreed to vacate a portion of Short Street on the south side of town in the first of three readings of the ordinance.

made formal a prior decision to increase water, sewer and trash rates from $50 to $60. The board voted to approve the increase two months ago but the formal resolution was not acted on.

referred to the planning commission a request to install a cement slab on a lot on North Vine Street so the owner can keep a motor home there.

approved renewal of a liquor license for the Hitchin’ Post.

voted to increase utility superintendent Troy Chestnutt’s wage to $18 per hour now that he has received all certifications and to offer $400 per month for health insurance.

discussed paving Commercial Street from the Community Center east to Mathewson, including the intersection of the two streets. Trustees decided to seek new cost estimates for paving throughout the village but agreed such a project is not feasible at this time.
